Sage Commercial’s investment platform is managed and serviced internally through Sage Investment Management. Transparency, collaboration, and partner engagement are our core values. Our team supplies a platform that is fully aligned with our partners to prudently allocate capital for the purpose of generating outsized risk-adjusted returns. These returns are achieved by selectively developing, acquiring and managing institutional multifamily properties in the Pacific Northwest. We aim to be a direct, single-sponsor solution for limited partners looking to invest capital across the multifamily space with a strong focus on LP engagement and satisfaction through transparency and responsiveness.
Our Vision
The Sage Homes Northwest vision begins with the understanding that our outstanding reputation is bound by the homes we produce and the experience our customers will have in these homes for decades to come. In every transaction completed across all departments, we will have a reputation as bringing a memorable experience of value that leaves our customers, employees, subcontractors, or vendors fulfilled and desiring to come back for more.
We will grow our portfolio of operating assets as a supplement to the homebuilding business. This will be achieved through a combination of acquisition of existing assets and newly developed apartments. As our owned asset base grows, we are going to incrementally assume management of the properties ourselves.
APPROACH & STRATEGIES
Our investment approach begins with a rigorous evaluation process by our team. We target high-growth sub-markets with strong demand fundamentals or constrained supply through difficult entitlement processes. We seek to build to current income at attractive development spreads in liquid markets, and add value through our in-house management services dedicated solely to Sage Commercial communities. We target acquisitions in markets with similar demand fundamentals where market pricing favors buyers vs. builders while also leveraging our in-place management teams and deep market presence.
